After industrialization and the baby boom, many houses have been left vacant in many cities worldwide due to changes in the economy, socie-ty, and urban composition. The increase in vacant houses causes social problems, like the collapse of village communities, damage to urban aes-thetics, risk of crime due to vacant houses, and decrease in the value of real estate. Accordingly, policy attempts and studies to reduce and utilize vacant houses are in progress in various countries. In South Korea, the ratio of vacant houses was 6.4% of all houses as of 2021, and in Jeolla-buk-do, it was 11.6%, which is higher than the national average. Jeollabuk-do conducted a fact-finding survey on countermeasures against va-cant houses; 17,732 vacant houses (2.4%) were surveyed. The urbanization, population, and terrain of Jeollabuk-do, consisting of 14 cities and counties, were considered. The ratios, types, grades, and spatial autocorrelations of vacant houses were analyzed after classification into city (fo-cus, small, and medium) and county (plains and mountains) areas. There were significant differences in the averages of the ratios, grades, and spatial autocorrelations between city and county areas. Therefore, policy establishment for vacant house management and countermeasures re-quires consideration of the areas and types of vacant houses.Keywords: : vacant house; spatial autocorrelation; fact-finding survey

The declining and aging population, as well as the downsizing of households, poses problems for the simultaneous occurrence of vacant houses and the construction of new housing units. The objective of this study was to examine countermeasures for the future occurrence of vacant houses. The relationship between population, households, vacant houses, and newly constructed housing was reviewed according to prefecture, and the occurrence of vacant houses and distribution of newly constructed housing were mapped out. The results revealed that the increase in the number of elderly single-person households is a source of vacant houses, while middle-aged single households tend to promote the construction of new housing due to the lack of housing stock. In Setagaya ward, Tokyo, one of the reasons for the increase in new housing construction may be that many of the elderly single households have old wooden detached houses facing qualitative problems. In Wakayama central city, it was inferred that old, detached houses built for households with children during an economic growth period do not meet the needs of middle-aged single households, due to factors such as age, size, and floor plan, which has promoted vacancy and new construction, resulting in a stagnation of the housing cycle.

This study aims to spatially analyze the distribution characteristics of vacant homes in Asan-si, Chungcheongnam-do, and understand the differences in factors causing vacant homes by type. We use a variety of statistical methods to examine these factors and identify key influencing factors such as the number of vacant stores, changes in overall population, land use complexity, and physical characteristics of land and buildings. The findings reveal that the factors contributing to the occurrence of vacant homes vary significantly by region and property type, highlighting the need for region-specific policies. For instance, in old town areas, small lot ratios and land use complexity are significant, while in rural village, the average number of floors and land use complexity play a major role. This study underscores the diversity of factors influencing vacant homes, suggesting that policies should be tailored to the unique characteristics of different regions to effectively address this issue.

However, few study has been conducted to evaluate the social welfare effects of the range of vacant trip in mobility oriented development(MOD) mode. This paper identified the vacant trip and loading rate evaluation model under mobility oriented development mode. recommended solutions to enhance the effective operation of the different mobility services under numerical illustrations, which can offer some beneficial guidance and theoretic basis to the efficiency of MOD in planning and management aspects.

This study aims to evaluate the climate-change response of greening persistently vacant houses and barren sites in deteriorated high-density residential areas in old downtown metropolitan areas. The current status of building demolition sites in Ami-dong and Chojang-dong, Busan Metropolitan City, was examined. In this area, of the 340 vacant houses from 2017, 246 (72.35%) remained persistently vacant till 2020. In 2020, 213 barren sites were neglected after building demolition. Amongst these sites, 177 (83.10%) were paved with concrete. Persistently vacant houses and barren sites were afforested, and the climate-change response was quantified in terms of flood reduction and CO2 mitigation in four scenarios (current, concrete, ground cover plants, and trees). Runoff analysis was performed using the Korea low-impact development model (K-LIDM) to assess flood mitigation. The tree scenario showed average runoff mitigations of 1.71%, 2.38%, and 3.06% in the long-term, 30-year, and 2-year rainfall scenarios, respectively. Additionally, 3058 deciduous broadleaf trees may be planted in the study area to promote CO2 mitigation. Thus, an additional annual carbon fixation of 62,123.78 kg CO2 may be expected. The greening of vacant houses and demolished sites was effective in all aspects of the climate-change response, and tree-based greening exhibited the most significant effect.
