During the last years the desire and the need for green buildings have been increased. The rise of energy cost, the higher transportation expenses and the international challenges along with the climate change are related with the green buildings market but are also affecting the cost of construction. The aim of this research is to discover and confirm the increased request of green properties and to investigate whether this is related to a new need or just a desire of the buyers. Moreover, the paper examines the people’s knowledge of greenness and sustainability and their wish to live and work in sustainable buildings. Finally, do the buyers will to pay extra in order to purchase a sustainable property and how sustainability can affect the market value and the construction industry. The participants who took part in this research were people that are living and working in Cyprus. One of the significant outcomes was the fact that people who have the knowledge and awareness related to sustainability are willing to pay extra to purchase green properties.

Understanding the optimal strategy for a real estate investment and how performance changes based on characteristics is crucial for optimising the achievable return. This is prominent in tourist areas such as Paphos where there is no clear distinction as to whether short or long-term approaches are optimal. The study aimed to develop a model for predicting the optimal rental strategy whilst assessing which model performed best and which property attributes impacted its return the greatest. Short-term data was collected from AirDNA and long-term data was manually collected from real estate agents websites. Furthermore, Random Forest, K-Nearest Neighbour and Multiple Linear Regression models were created to predict the highest and best use for each property. Model accuracy varied between data sets with the best performing model for short-term properties being Random Forest (R-Squared: 0.843), and Distance-Based Multiple Linear Regression for long-term approach (R-Squared: 0.843). The study demonstrated that accurate models could be created to predict the optimal rental strategy with the number of bedrooms being the main driver for rental income, followed by luxury finishes and the presence of a pool. It found that locational characteristics didn’t impact the returns significantly assuming that the property was located within a tourist area.

The energy efficiency of existing buildings is a crucial factor in addressing Europe’s energy con-sumption challenges, accounting for nearly 40% of the total energy usage. The ongoing energy crisis, driven by the reliance on fossil fuels and increasing prices, has underscored the urgency of adopting sustainable and energy efficient practices especially to the existing building stock. Cyprus is par-ticularly vulnerable due to its heavy dependence on imported fuels for electricity generation and faces significant challenges in transforming its existing building stock into energy-efficient and sustainable structures. Extensive focus has been made by the government on the energy-efficient retrofit of non-residential public buildings. This study examines an existing cultural hall. The case study of the Cultural Hall represents the building stock before 2010 which is lacking thermal in-sulation, double glazing and any energy efficient element. It then offers an ideal case study to ex-plore sustainable solutions which can be easily adopted from the construction industry and from the building owners. The primary objective of this research is twofold: first, to develop a comprehensive retrofit plan to transform the cultural hall into a net-zero energy building; and second, to explore how this transformation can give value back to the local community. After running two simulation scenarios and providing two energy performance certificates, one with at the existing state and one with the intended retrofit measures, it is clear that the building can be a net zero energy consump-tion building. Some interesting results derived, present also how this building can provide value back to the community i.e. through solar carports for EV charging.
