This paper presents the results of a study on the nature, pace and directions of socio-economic and spatial changes in the Warsaw Metropolitan Area (WMA) related to the suburbanization processes taking place there. In the course of research, data on municipalities from the Local Data Bank were used, and that made it possible to trace the changes occurring in 2002-2021. The selection of ana-lytical characteristics took into account a wide range of socio-economic diversities of the area related to changes in population, construction activity and housing stock, land use and spatial policy, economic and associated with investment attractiveness. The components of diversification were used to develop the typological classes of municipalities. The final result of the study is the identification of the specificity of suburbanization in the OMW which is reflected in the social, economic and spatial aspects of the functioning of municipalities.

The rapid growth of the metropolitan area around Budapest has led to increased traffic, infrastructure problems, and social and economic issues in the suburbs, making the sustainability of these areas a key topic in professional and public discussions. The article aims to explore the intricacies of sustainability in a suburban town by utilizing the Smart Growth framework, which is highly pertinent in Hungary. The focus of scientific and public discussions revolves around urban planning to curb urban sprawl and enhance public transportation usage. The analysis concentrates on compactness, commute, and community, utilizing quantitative survey data between 2018 and 2023. The findings demonstrate that the town under analysis is dense regarding common and regular services but depends significantly on the central area for more specialized services. The local community is tightly interconnected and shows no evidence of atomization. Commuting patterns show that polycentricity leads to new spatial connections and a growing reliance on cars, even while the quantity of vehicles is still growing. The results indicate that assessing the sustainability of suburbs may not be universally applicable, and examination should be conducted at the town level. Secondly, the sustainability of suburban areas may be distinct from the sustainability of denser, urbanized places.

This paper intends to delve deeply into the current understanding of the ways in which the transition from a central-based economy to an economy relying on free competition, has led to changes in the big urban centres, bringing about a change in the relationships with the suburban areas. The authors take into account the high population density, the lack of space and the elevated price of terrains inside the big cities, hence urban functions migrate beyond the administrative boundaries, thus favouring the process of suburbanization. Within this context, commercial forces are shifted, migrating from the centre to the urban peripheries, or even outside them. This research is based on a comprehensive process of participative investigation (2012-2022) in Bucharest, Ro-mania’s capital city. The research relies on field investigation, statistical and quantitative analyses and bibliographical sources. The conclusions rely primarily on the idea that political changes cannot be separated from economic, cultural and environmental ones, highlighting globalizing flows and the development of big cities. Industrial activities, strongly developed within a central-based economy, have significantly declined, partly compensated for by the development of the tertiary sector and of commercial services, in particular, leading to a functional reconversion of the urban peripheries and of suburban areas. The conclusions suggest that it is very important to be highly careful towards the dilemmas and provocations ensuing from uncontrolled urban growth, therefore several measures of urban planning should be taken with a view to achieving a better co-operation between urban stakeholders and those from the metropolitan areas so as to attain some common objectives in infrastructure in order to reach an integrated regional development.
